Not all home improvements will result in quick resales or a good return on investment, but experts agree that kitchens and baths are the wisest areas for remodeling.

According to Joy Houdmann of Kitchens by Design, "Most of the kitchen remodels I do involve fixing problem areas that were created during the initial construction.  Every area can be improved upon, but some areas would be very expensive to redo, so we weigh the cost and make as many improvements as we can while being smart about the investment being made." 

Trends in family living and use of space change, so kitchens can easily show their age.  I think most Realtors® would agree with me that an updated kitchen is one of the highest priorities on the shopping list, and will impact both the selling price and the time it takes for the home to sell.
