Colorado Springs area homes are beginning to sell again, but with so many on the market, how do you make yours stand out?

Drive-up appeal:  That first impression is VERY important.  Even this time of year, when the landscape can be pretty dull, take a look at your home as you drive up.  Keep the walks and driveway clear of snow and debris, and be sure the front door and windows sparkle.  Don't store children's toys on the front porch. Even a small, potted evergreen can add some interest to the entry.

Get rid of clutter:  This is the number-one mistake home sellers make.  Clutter will distract a potential buyer from the benefits of a wonderful floor plan, or make the home seem smaller.  Remember that "less is better."  Don't keep ten different shampoo bottles in the shower, and stow small kitchen appliances away.  Get rid of those stacks of year-old magazines and organize those closets!  Buyers are looking to see how much storage space is available, and how useful it is.  A clean home shows better and appears well-maintained.

De-personalize:  Some real estate experts disagree on this one, saying that the home shouldn't appear "lifeless" or "staged."  I believe family photos just shouldn't be overdone so that a new family doesn't feel unwelcome, or that it would be too much work to "replace" you.  A few touches in the right places inspire ideas about how the new family would love to live in this home.

Make it sparkle:  Does that baseboard look dingy?  Are the bathroom towels dull and uninteresting?  Some times a little elbow grease, a change to a brighter light bulb, or the purchase of festive bath towels can make a huge difference.  Perhaps a bowl of shiny red apples, or lemons and limes, can add color and fragrance to the kitchen.  Part of the appeal to a potential buyer is an easy, stress-free move into your home, so keep that in mind!
